Independent Design Services

Ishimoto is the only major architectural engineering firm in Japan without a bank group affiliation. This allows us to maintain a neutral position between clients and contractors.

In Japan, design services can be provided by either a General Contractor or an Architectural Design company. And what we call “design” services are divided into design and construction supervision activities. During construction, the primary concern is whether the building is being constructed in accordance with the design document. Because Ishimoto does not do the construction, we can always be neutral, and can provide professional expertise so the finished facility meets our customer’s requirements.

Integrated Design and Management Services

Ishimoto can take care of every aspect of our client’s projects, from the beginning of concept design to the end of site supervision. We have an in-house engineering staff and offer a full range of architectural, interior, structural, mechanical and electrical design services.

Staff Selection Based on Ability and Experience

Ishimoto assigns staff to projects based on their skills, the specific requirements of the project, client requests, and the project location. Over  300 staff including 170  1st class registered  architects, licensed structural engineers, electrical engineers, mechanical engineers, urban planners, civil engineers, interior designers possess a wide range of expertise.

Ishimoto projects include: city halls, municipal facilities, hospitals, welfare facilities, auditoriums, theaters, convention halls, educational facilities, research centers, libraries, museums, galleries, community centers, sports facilities, recreation facilities, resort facilities, memorial buildings, retail stores, shopping centers, office buildings, bank retail centers, broadcasting facilities, hotels, lodging for recreation, residential housing, transportation facilities, distribution facilities, factories, industrial waste treatment facilities, environmental preservation, rural and urban redevelopment, and overseas projects.
In addition to architectural design, we have provided landscape architecture, project management, construction management, seismic studies and due diligence, and interior design for these new, renovated and retrofitted facilities.

Project and Construction Management

In 1996, Ishimoto was the very first Architectural and Engineering Firm in Japan to provide construction management for a confidential US based client. Since then, many clients (mainly foreign based companies) have requested a more European and American style of construction management known as “owner’s representative.”

There is increasing focus on three critical areas of responsibility: Cost, Schedule and Quality. Ishimoto’s successes in these areas are due to our highly developed project management capabilities, which can also include program management and consulting services. Although the scopes of services differ from project to project, our activities are focused on maintaining fiscal transparency, fidelity to the design, adherence to the construction schedule and achievement of the highest possible quality.

Reliable Cost /Quality/Schedule Control

Ishimoto’s PM, CM and Facility Management Group has developed rigorous project control procedures and policies for use on our projects. The personnel in this division have an average of more than 20 years experience as licensed engineers.  

Bilingual Ability in Architectural Design and Communication

Ishimoto is one of the most successful firms of its kind when it comes to international projects. Our young architects and engineers have worked in overseas design firms such as Cesar Pelli and NBBJ, and each engineer’s experience includes many overseas projects.
Ishimoto staff have been involved in more than 100 projects in over 32 countries. We have bilingual project managers and architects who are proficient in the English language as it relates to both professional practices and contract administration on our client’s behalf.

Experience in Collaboration with Foreign Architects

Ishimoto has extensive experience in working as AOR(Architectural of record), assisting our clients as Local Architects to develop and localize a concept design of another designer. We coordinate the construction cost, the construction schedule and the specifications of a project from the design development phase. Ishimoto supports improved communication between the client and the foreign architect.
